Baywalk & Riverwalk Completion
Overview
In 1979, the City of Miami passed the Dan Paul ordinance requiring new buildings to be set back 50 feet from the water’s edge and requiring owners to build and maintain a 25-foot public pedestrian promenade along either Biscayne Bay or the Miami River. Where properly designed, implemented, and enforced, these public promenades have been a tremendous gift to the City of Miami and its residents, providing waterfront access and quality of life to diverse neighborhoods, ensuring resilience, attracting new businesses, and generating a legacy for generations to come. The Miami DDA continues to work with the City, County, FDOT, River Commission, and District 2 offices to complete and connect all future sections of both the Baywalk & Riverwalk.

Status
After 40+ years of incremental development, the 5-mile Downtown Baywalk is 89% complete and the 10-mile Miami Riverwalk and on-road Greenway are 68% complete.
- Miami Woman’s Club (1737 N Bayshore Dr): A 180-foot section of the northern Baywalk was officially opened on September 2019 connecting the Sea Isle Marina to Margaret Pace Park. The Miami DDA assisted the City of Miami Planning Department, Office of Capital Improvements, and Legal Department with advancing the project.
- FEC Slip (801 Biscayne Blvd): A 1,100-foot section of Baywalk just north of the Kaseya Center, the FEC Slip is home to some of the world’s largest yachts. The Miami DDA assisted the City of Miami’s Office of Capital Improvements, funding $240,000.00 of the project, and implementing twenty-one (21) new Baywalk LED lights were installed, along with other Baywalk-Riverwalk Waterfront Materials Index materials and outdoor furniture.
- First Miami Presbyterian Church (609 Brickell Ave): A 200-foot long section of new Baywalk was opened at the Brickell Presbyterian Church on June 22, 2023, connecting Icon Brickell to 701 Brickell Ave. The Miami DDA assisted the City of Miami Planning Department, Office of Capital Improvements, and Legal Department with acquiring the lease for the project, helping design the Baywalk section, and ensuring five (5) new Baywalk LED lights were installed along with other Baywalk-Riverwalk Waterfront Materials Index materials and outdoor furniture.
- Aston Martin Residences (300 Biscayne Blvd Way): This 500-foot section of the Miami Riverwalk opened on April 30, 2024. The Aston Martin Residences features an outstanding Riverwalk connection from One Miami/the Intercontinental Hotel to the Epic Marina. The Miami DDA assisted the City of Miami Planning Department and the Miami River Commission with ensuring the design was consistent with the Miami River Greenway Regulatory Design Standards.
- Casa Neos (40 SW North River Dr): Casa Neos, a new luxury lifestyle destination, opened their a 200-foot long Riverwalk section on July 24, 2024. It's a multi-concept venue with a restaurant, members-only beach club, boutique hotel, and rooftop lounge. The Miami DDA assisted the City of Miami Planning Department and the Miami River Commission with ensuring the design was consistent with the Miami River Greenway Regulatory Design Standards. There are still ongoing issues with the seamless connection north to the W Flagler Street bridge.
1-to-2 Year Outlook:
- Baccarat Residences Miami (444 Brickell Ave): Baccarat Residences Miami is going to be a 75 - story skyscraper with 324 residences (six residences per a floor), 8 penthouses, and 28 riverfront flats and duplexes. - The Standard Residences in Brickell (600 SW 1st Ave): Also currently being constructed, The Standard Residences in Brickell will feature 45 Stories, and 407 Residences of Studios to 3 Bedrooms. To learn more about this project, click here: https://thestandardresidencesbrickell.com/
- Citadel HQ (1201 Brickell Bay Dr): In 2024, Ken Griffin acquired this Brickell waterfront property at 1201 Brickell Bay Dr, and intends to develop a 54-story tower which will become Citadel HQ. The project, with a proposed height of 1,032, will be a mixed-use development featuring 1.3 million square feet of office space, a 212-room rooftop hotel, fine dining restaurants, a health spa, fitness club, and more. - I-395 Baywalk Pedestrian & Bikeway Bridge: this project could connect the Pérez Art Museum Miami and Maurice A. Ferré Park to the former Herald Plaza, currently owned by Resorts World/Genting. The over-the-water pedestrian bridge would be routed underneath the MacArthur Causeway and provide an iconic connection along the Baywalk and east-west to the civic institutions and the eventual Underdeck.
