2017 Greater Downtown Annual Residential Real Estate Report

Integra Realty Resources (IRR), working with the Miami DDA, provides an update of the Downtown Miami condo market. The 2016 report shows a return to a moderate pace of development which reflects the strong U.S. dollar, a tightening lending environment, and the belief among developers that absorption will remain level for the foreseeable future. The Office Market Study, conducted by Lambert Advisory, updates the Miami DDA’s comprehensive overview of the Downtown Miami office market through the end of 2015. 2016 Greater Downtown Miami Study of Retail Conditions

The 2016 Miami DDA report projects Downtown will welcome 1.4 million square feet of retail space over the next 3 years -- marking a 22% increase in leasable retail -- as current retail sales hit $500 per square foot and the surging population growth drives demand. Co-working Spaces lease right-size portions to individuals and companies. They also provide additional services such as internet, telephone, kitchen and reception services. Co-working spaces typically offer all the convenience of executive office services - often with smaller space options - and encourage community through shared programming, advocacy, events, and networking.
